Published ranges for Los Angeles run from about $125 to $363 for a general bug treatment and $785 to $1,777 for termite control, while whole-structure tent fumigation is often quoted at $2,000 to $4,500 for a typical home. These are estimates from cost publications; Los Angeles Pest Control confirms the real price on site before work starts.
Key takeaways
- HomeAdvisor lists general bug and insect treatment in Los Angeles at $125 to $363, with an average of $241, and termite control at $785 to $1,777, with an average of $1,270.
- Whole-structure tent fumigation is a separate licence branch (Branch 1) and is priced by square footage; Fixr gives a California range of $1.30 to $4.35 per square foot.
- House type, access to a raised foundation or attic, a hillside lot, the size of the structure and how far an infestation has spread move a quote more than the pest's name does.
- Many of the common ranges below are national figures from a named publisher, not Los Angeles prices, and the tables say which is which.
- A written quote that names the pest, the method, the areas treated and the follow-up visits lets you compare two companies on equal terms.
What do published prices say pest control costs in Los Angeles?
Cost publications put a general bug and insect treatment in Los Angeles at $125 to $363 and termite control at $785 to $1,777. Rat extermination is listed at $267 to $906. Those are estimates, not quotes, and the real number depends on the building, so it is confirmed on site before any work.
Nobody can honestly give one price for pest control in a city of nearly 3.9 million people, because the jobs are so different. A one-bedroom apartment with a seasonal ant trail and a hillside house with a rat in the attic and drywood termites in the fascia are not the same visit. What follows is a set of ranges that named publishers have printed, each labelled by where it comes from and whether it is a Los Angeles figure or a national one.
Treat every row as a starting point for comparing quotes. None of these figures is a quote from Los Angeles Pest Control or from the independent licensed company a technician works for.

Why do two Los Angeles homes with the same pest get different quotes?
Quotes differ because the work differs: the size of the structure, whether a technician can reach a raised foundation or attic, whether the lot is on a slope, what kind of building it is, and how far the infestation has spread. The pest name sets the method; the building sets the time and the price.
Start with the building. A 1920s Craftsman in Pasadena's Bungalow Heaven or Highland Park-Garvanza is a different inspection from a two-storey dingbat apartment block with a carport on the ground floor, a building style that went up in large numbers across the county in the 1950s and 1960s.
Then look at the lot. Silver Lake and Echo Park are dense hillside neighbourhoods with steep slopes and narrow streets. A steep driveway, a long stair path to the door or a back yard that can only be reached on foot makes every task slower, whether that is baiting ants along a retaining wall or setting a ladder to check an eave. A flat lot in the Valley, with a gate on the street and room for equipment, is simpler.
Finally, look at how far the problem has spread. A single ant trail on one counter and a supercolony along a fence line are both called an ant problem, and a few drywood pellets under one window differ from kickout holes in several rooms of attic framing. The wider the activity, the more areas need treating.
- Size of the structure, measured in square feet and storeys
- Access to the raised foundation, crawl space or attic
- Hillside or flat lot, driveway slope, stairs and gates
- Single-family house, duplex, dingbat or larger multi-unit building
- How many areas show activity and how long it has been there
- Number of follow-up visits the method needs
How much does termite treatment cost, and what is tent fumigation?
Tent fumigation is whole-structure treatment with a gas, priced by square footage. Fixr gives a California range of $1.30 to $4.35 per square foot, about $2,000 to $4,500 for a 1,500 to 2,000 square foot home. Local treatment is cheaper for a limited infestation, and a technician decides after an inspection.
California licenses fumigation as its own category. The Structural Pest Control Board runs three branches: Branch 1 is fumigation, Branch 2 is general pest, and Branch 3 is termite work. A company that tents a house is working under Branch 1, which is why a tent fumigation quote and a local termite treatment quote can come from different parts of the same company, or from different companies.
The published figures vary by publisher and by scope. Angi gives a national range of $2,000 to $5,000 for tent fumigation, with an average of $3,000. HomeGuide lists a California liquid barrier through a full tent at $420 to $2,000, average $650, and about $7,600 at the high end for a tent plus barrier on a 2,500 square foot home. HomeAdvisor lists termite control specifically in Los Angeles at $785 to $1,777.
Those are different measurements of overlapping things, so read the scope column before comparing two numbers.

Should I choose fumigation or local treatment for drywood termites?
It depends on how far the infestation has spread. UC IPM notes that limited drywood infestations can sometimes be handled by replacing the infested wood, while extensive ones usually call for treatment of the whole structure. A technician decides after finding kickout holes and pellets, and the price follows that decision.
Drywood termites live inside dry, above-ground wood such as attic framing, rafters, fascia and exposed trim, and they are rarely seen until they swarm. The best-known clue is a small pile of hexagonal fecal pellets pushed out of a kickout hole. One pile in one corner of a garage eave can mean a limited problem. Piles in several rooms can mean the colony, or several colonies, run through much of the framing.
That is why a termite inspection is the first step and the price comes second. If you want the full explanation of how the two main termite types differ, our guide to drywood versus subterranean termites in Los Angeles walks through it, and the service pages for drywood termite control and termite fumigation cover what each visit involves.
For cost purposes, fumigation prices scale with the size of the structure, while a local treatment scales with the number of spots and how hard each is to reach. Ask a technician to explain why they recommend the one they do.
Do general pest, ant, gopher and rodent prices work the same way?
General pest service is often priced per visit, ant and gopher work as a one-time visit with a follow-up, and rodent jobs by how many entry points need sealing. HomeAdvisor lists quarterly service at $100 to $300 per visit nationally, and Angi lists Los Angeles rat extermination at $267 to $906.
A recurring plan, such as quarterly general pest service, spreads cost over the year and gives a technician regular looks at the outside of the building. A one-time visit makes sense for a single problem that has a clear cause. Ant work is a good example: Argentine ants follow irrigation, and a technician may bait along trails and ask you to trim plants touching the building. Our guide to why Argentine ants come inside explains the cause behind the visit.
Gopher trapping is listed by Fixr at $200 to $600 per one-time visit nationally, with a follow-up visit to check the traps. Gophers dig all year in irrigated lawns and beds, so a hillside landscape with drip irrigation can mean a bigger area to work through than a small flat yard.
Rats are different again: control is half the job and sealing the gaps is the other half. We publish no price for exclusion work, because we found no named publisher for it. Your quote should list each entry point it covers.
Who is allowed to quote and do the work in California?
California's Structural Pest Control Board licenses structural pest work, and a company must also register with the Agricultural Commissioner of each county where it works. In Los Angeles County that is the Agricultural Commissioner/Weights and Measures office. You can ask any company for its licence number before work starts.
There are three licence types: Applicator, Field Representative and Operator. A Field Representative secures work, inspects, bids and contracts for a registered company, and only a licensed Operator can qualify a company as its qualifying manager. A fumigation licence issues Field Representative and Operator licences only, so the person who comes to measure your house for a tent is working inside a defined system.
Two practical points follow. First, county registration is separate from the state licence. Structural pest control businesses must register with the Agricultural Commissioner of each county before working there, and the Los Angeles County office is at 12300 Lower Azusa Road in Arcadia, telephone (626) 575-5466.
A call to Los Angeles Pest Control connects you with an independent licensed local company. Ask for that company's licence number at the first visit; a real one is given without argument.
What does a wood-destroying pest report cost, and who files it?
A termite inspection is priced between free and $325 nationally, with HomeAdvisor giving an average of $100, and many companies inspect free. A Wood Destroying Pests and Organisms Inspection Report used in a home sale is a formal document, and the company must file the property address with the Board within 10 business days.
California home sales commonly involve a Wood Destroying Pests and Organisms Inspection Report, governed by the Structural Pest Control Act. The report lists what the inspector found and what work is recommended. Under Business and Professions Code section 8516(b), a registered company must report the address of each property it inspected for wood-destroying pests, or where it completed work, on a form prescribed by the Board, no later than 10 business days after the inspection starts or the work is done. Failing to file is grounds for discipline and a fine of up to $2,500.
We do not state a filing fee, because we could not confirm one. Copies of reports filed with the Board over the preceding two years can be obtained, which can be useful if you are buying a house and want to see its history. Our termite inspection page explains what an inspector looks at and what the report covers.
When you are selling, a free inspection can still be a real inspection. The price of the report is a separate question from the price of any work the report recommends, and it helps to keep the two apart when you read the paperwork.
How do I compare two quotes fairly?
Compare quotes line by line: the pest, the method, the areas treated, the number of visits, what is sealed or repaired, and what happens if the problem returns. A lower number that covers less is not cheaper. Ask each company to put the scope in writing before any work starts.
Two quotes for the same house rarely describe the same job. One may include sealing entry points and a follow-up visit, and the other only the first treatment. One may fumigate the whole house, and the other may treat the attic locally. If the scope is unclear, ask.
Termites and rodent entry points can only be priced after someone has looked, so be wary of a firm number given sight unseen.
- Which pest and which method, named in the quote
- Which parts of the building are treated, and which are not
- How many visits are included, and what a repeat visit costs
- Whether sealing, repair or wood replacement is included or extra
Frequently asked questions
Is there one price for pest control in Los Angeles?
No. HomeAdvisor lists general bug and insect treatment in Los Angeles at $125 to $363, termite control at $785 to $1,777, and Angi lists rat extermination at $267 to $906. Each is a published estimate, and the building, the pest and the access decide the real price.
Why does a raised foundation or attic change the cost?
Raised foundations and attics are places a technician must get into to inspect and work. A tight crawl space or a hard-to-reach attic hatch takes longer, so it can add time to a termite or rodent job even when the pest is the same.
Do hillside lots cost more to treat?
They can. Steep driveways, stair paths and narrow streets in neighbourhoods like Silver Lake and Echo Park slow every task, from carrying equipment to reaching an eave. The quote reflects the time, though it is only confirmed after a technician sees the property.
Is tent fumigation always the more expensive option?
Not always. Fumigation is priced by square footage, and local treatment by the number and difficulty of spots. Widespread drywood activity can make tenting reasonable, while a single limited area may suit local work. An inspection decides which fits.
Can I get a price over the phone?
You can get a general sense of the range, but termite and rodent jobs need an inspection before a firm number. A call to (855) 974-4733 books a visit when a technician is free, and the price is confirmed on site before any work starts.
